Waipa Valley Business and Recreation Park
EROS Capital's Waipa Valley Business and Recreation Park is a mixed-use tourism, commercial and industrial business park development with three discrete development zones located in the Waipa Valley on the outskirts of Rotorua City. The valley is currently home to a cluster of industrial businesses, based around Waipa Mill operated by Red Stag Timber. 
The development zone covers approximately 90 hectares , part of which is used by Waipa Mill.

Zone One: NZ Mountain Biking Centre and Trailblazers Resort
A public-private partnership designed to create NZ's number one recreational and competitive mountain biking and multi-sport facility, for use by local residents, domestic and international visitors, athletes and event organisers. Zone Two: Light Industrial / Commercial Business Park
The vision is to create a turn-key investor-ready 11 hectare (approx) business park located at the entrance to the valley and immediately adjacent to SH5 (directly opposite the planned NZ Mountain Biking Centre and Trailblazers Resort). The business park offers opportunities for businesses of various sizes and activities to establish and operate in natural park-like surroundings, yet immediately adjoining Rotorua city. The site offers excellent access to the main road and a host of other business activities in Waipa Valley. The location is central, with excellent road networks to Rotorua city, Taupo, Tokoroa, Hamilton, Whakatane and the Port of Tauranga all under 110kms. This zone is being developed on a demand-driven basis. Zone Three: Heavy Industrial Business Park
The vision is to extend the current heavy industrial business park to complement the existing biomass processing and related business activity within the valley. This is the final release of 8-10 hectares of turn-key, investor-ready land, on the outskirts of Rotorua city, that is currently zoned heavy industrial. The site has the same excellent central transport networks as Zone two and offers well developed existing infrastructure for many types of businesses. Waipa Valley Business & Recreation Park - The Opportunity
